Why We Are Based in North York

Yonge and Sheppard is one of the most connected road junctions in the GTA. From our office at 45 Sheppard Ave E we have direct access to the 401 for Scarborough, Durham, and east Toronto, the 404/DVP for Markham and the east end, the Allen and Yonge corridors for downtown, and Bathurst for west Toronto. No other GTA location offers faster practical dispatch to North York, east Toronto, Scarborough, and York Region at the same time.

North York itself is a 650,000-person borough with a distinct restoration profile — condos, postwar single-family housing, and everything in between — and a real customer base for restoration work. Being in the middle of that market means we see calls in Willowdale, Don Mills, and Bayview Village before the downtown-based competition even makes it past the 401.

North York may be the most architecturally varied part of our coverage area. Each housing type has its own restoration profile.

Houses: Postwar Through Modern Infill

Don Mills, early Willowdale, Lansing-Westgate, Bayview Village, and the original Lawrence Manor stock are 1950s-70s housing with recurring patterns:

• Frozen pipe bursts in uninsulated 1960s framing on exterior walls, especially kitchens and bathrooms facing north
• Attic mold from bathroom fans vented into attic spaces, particularly after second-floor bathroom additions
